For those of you who are selling a home now or will be in the next few months, my heart goes out to you. It is a terrible time to be a seller.
Buyers have a glut of homes to choose from, including an abundance of low-priced foreclosures. But if you must do it, know that this is a ridiculously upside down, competitive market.
Buyers are extremely picky. Your house must be better priced than anything near it and be updated as well. Buyers may look at your house for all of two minutes, while you have spent hours cleaning it for the appointment time. When you ask the realtor about it, she will tell you that the buyers have “20 other homes to see today.” Yikes!
So roll up your sleeves and try new approaches.
- Have Saint Joseph work on your behalf. Numerous websites sell the Saint Joseph statue and instructions on how to place the figurine in your yard. There are thousands of believers who’ve successfully sold homes, even now, with the power and faith of St. Joe.
- Write an affirmation and intention that your house sells. Place a beautiful photo of the house on the top of a sheet of paper, then write out a positive statement about how “your house located at 1-2-3- Smith Street sells quickly and easily to qualified buyers.” Or write that your house “is now sold for an acceptable price.”
- Order a “Sell your house now!” Juju bag from Mother Mira on E-Bay. This may seem a bit wacky, but after I received Mother Mira’s good Juju bag, we had a serious cash buyer three weeks later. She also responded to my panicked e-mail when the offer appeared to fall through. All was well!
- Sprinkle sage on the thresholds of the front and back doors to release any negative energy.
- Pick the most compassionate, hand-holding realtor you can find. It may take six months to a year to sell a house in many parts of the country. You will need a great deal of hand-holding, reassurance, and attitude boosting from your realtor.
- Start off with a lower price than you’d like. After checking all the comps in your neighborhood, including the foreclosures, you will see that homes that have sold and are selling, are major bargains. And in this grueling market, your house must appear to be an amazing bargain.
Despite what the media says, homes are still selling. And your house will sell too, with a few unconventional approaches.
