Buyers have a glut of homes to choose from, including an abundance of low-priced foreclosures. But if you must do it, know that this is a ridiculously upside down, competitive market.

Buyers are extremely picky. Your house must be better priced than anything near it and be updated as well. Buyers may look at your house for all of two minutes, while you have spent hours cleaning it for the appointment time. This is the first of a 5 part series on how to overcome objections in recruiting for direct sales.

  1. An objection does not mean NO!
  2. Understand that an objection is the need for more information.
  3. Understand that an objection is an emotional need unfulfilled.
  4. Keep the focus on the prospect by sharing your response in less than 10 seconds and ask another question.
  5. Always end a statement with a question.
  6. Use thermometer questions.
  7. Ask for the close more than once.
  8. Craft answers to the common objections.
  9. Become fluent at those answers.
  10. Beware not to project your concerns into the interview.
  11. Ask a question. Be quiet!

We experienced a period of several deaths in the family, my mother-in-law’s stroke and overseeing her care, a high risk pregnancy with my third child resulting in almost two months of bed rest (including several weeks in the hospital) and a NICU stay for my daughter that lasted for two weeks. Better Me: Update Day 31

better-me-125Is it even possible that I’ve been at this for a whole month? It doesn’t feel like it at all. I’m feeling a rush of excitement to realize that I’ve come so far and haven’t had any major stumbles. A minor stumble maybe…

As you know, I’m on Weight Watchers and following the Flex Plan. I get so many points to eat per day and 35 flex points to spend on extras. I prefer to save the flex points up for one indulgent meal each week – usually on Friday or Saturday.

This past Friday was flex day so I had a scrumptious pasta meal with cheesy garlic bread, some chips and dip and even a little chocolate cake. Yummo! The next day I was going right back to the plan – only the plan didn’t go as planned. [Read more...]
